JOE LABITA, DESTRA MULTIFAMILY

JOE LABITA
Managing Partner and Chief Investment Officer

Joe Labita has over 19 years of principal investing, real estate and finance industry experience, participating in over $3.5 billion of purchase, sale, and/or financing transactions. Prior to founding Destra, Mr. Labita served as Chief Investment Officer of SCRE, leading the multifamily sponsor’s acquisition, origination and financing efforts throughout his tenure. Prior to SCRE, Mr. Labita was a real estate private equity deal lead at Prospect Capital, a publicly traded investment firm with approximately $7.2 billion under management, and was instrumental in growing Prospect’s real estate book from $50 million to $1.6 billion during his 7 years at the firm. Joe also was the Portfolio Manager of a yield oriented liquid fund at Prospect focused on REIT equities, led its team of analysts and had significant involvement in its fund-raising efforts. Prior to his time at Prospect, Mr. Labita worked as a credit and special situations analyst at Fortress spin-off Garrison Investment Group, a credit opportunities hedge fund focused on middle-market leveraged finance and distressed debt investments. Mr. Labita also was a Vice President at TD Bank Group where he focused on the origination and execution of leveraged transactions. Mr. Labita began his career as an Investment Banking Analyst at JPMorgan in its Credit Origination division. Mr. Labita holds a BA in Economics from Lafayette College.

PAT NESBITT, JR., WINDSOR CAPITAL GROUP

PAT NESBITT, JR.
Managing Partner and Investment Committee Chair

Pat Nesbitt Jr. has over 20 years of experience, operating, developing and capitalizing multifamily and hospitality projects, participating in over $1 billion of principal transactions. In addition to his role at Destra, Patrick is Manager and Owner of Windsor Hospitality (formerly Windsor Capital Group), a hospitality focused real estate sponsor which owns and self-manages a portfolio of 10 branded Upper Upscale full-service Embassy Suites by Hilton, Marriott and Renaissance Hotels hotels spanning coast to coast, as well as several multifamily assets. Patrick has led over $90 million of renovation work throughout Windsor’s hotel portfolio, as well as several ground-up, repositioning and heavy value-add developments within its multifamily platform (Mr. Nesbitt’s multifamily activities are now channeled through Destra). Additionally, Patrick has raised capital domestically and internationally in both private and public markets. Patrick has held seats on the Hilton Owners Advisory Council and Embassy Suites Franchise Board, and is a member of the Young Presidents Organization, Beach Club, and Los Angeles Country Club. Patrick holds a BA from UCLA.

WHITETIP HOLDINGS LLC
Principal and Capital Partner

Whitetip Holdings LLC is the institutional multifamily investment arm of the Calle Family Office, formed for the distinct purpose of deploying capital to and participating in the management of Destra. The Calle Family owns and manages a diverse portfolio of real estate, infrastructure and agricultural assets, and related businesses across North and South America. Most notably, it wholly owns and operates one of the largest privately-held Infrastructure Development companies in Latin America, Quito-based Tecnica General de Construcciones, S.A. (“TGC” tgc.com.ec), completing over $1 billion of road and infrastructure projects across Ecuador, Bolivia, Paraguay and Peru over the last ten years, and with a backlog of $310 million to be completed in the next two and a half. The family also wholly owns and operates a Toll Road concessionaire for a stretch of highway connecting Ecuador’s capital (Quito) with its main industrial city (Guayaquil), as well as a Forest Products Plantation business in Esmeraldas, Ecuador. Its U.S. holdings include a Single-Family Home Merchant Developer business (Seahorse Capital Partners LLC), Equestrian Stable Facilities, Medical Offices, Data Centers, and several institutional value-add multifamily investments originated by and/or in partnership with the other Principals of Destra, prior to Destra’s formation.

SABRINA WEST, CAPS, CAM, TCS
Asset Manager

Sabrina West has over 10 years of real estate experience within the industry with a focus on portfolio supervision and financial performance. She serves as the Asset Manager for Destra Multifamily and oversees the operations and overall performance of the company’s portfolio. Prior to joining Destra, Sabrina was the Asset Manager at SCRE where she helmed the organization’s Midwest and NY regions and managed the investment performance of 6 properties in 4 states. She hired and directed regional managers, property managers, and onsite staff to implement marketing and management strategies. She oversaw and managed 4 renovation projects totaling over 22 million dollars within her portfolio. Sabrina also served as a Regional Manager at Flaherty and Collins Properties, where she directed the financial performance of over 15 conventional and tax credit assets. She has successfully led her team to no findings during state audits and high REAC scores. She played an integral role in the firm’s acquisition team and helped create standard operating procedures for future success. Sabrina is a certified Apartment Portfolio Supervisor, Apartment Manager, and Tax Credit Specialist. She volunteers with her daughters’ PTO and volunteers as the bookkeeper for The Magic Bullet Fund, which helps owners whose animals have cancer and need treatment. Ms. West attended Indiana University-Bloomington and holds a BBA from Western Governors University.
